Proven, Purposeful Results

A Tennessee native, Brent Elrod, Principal, brings over 20 years of professional impact in affordable housing and community development projects and five years of chief executive leadership for one of Nashville's largest housing providers, Urban Housing Solutions (UHS).  At UHS, Brent developed a wide range of hands-on expertise from the successful planning, funding, and preservation or creation—along with the responsible operation and asset management—of 1,100 affordable apartments and over 40,000 SF of commercial space across dozens of projects in multiple neighborhoods.

Each project required creative financing that leveraged affordable housing equity sources—typically a combination of Low Income Housing Tax Credits (LIHTC); HUD grant programs like HOME, CDBG, and the National Housing Trust Fund; and/or state and local gap equity sources—along with HUD project-based rental assistance (PBV and PBRA) and conventional or below-market hard debt.  These success stories each provide a template for what works, and their particular challenges also offer lessons in what could work even better in a different context.

Brent left UHS at the end of 2025 and formed Larger Aim to provide affordable housing and community development expertise in a capacity that allows even more flexibility for family.  The role is different but the line of sight is unchanged.  Whether pursuing HUD Rental Assistance Demonstration redevelopments of Permanent Supportive Housing for people experiencing homelessness; building new live-work units for artists and rent-subsidized apartments for seniors; creating accommodating homes for people with disabilities; developing mixed-income, transit-connected communities for the local workforce; or adding commercial space to bring more economic development in a community, the goal has always been helping everyone flourish.
